Scope of Work
Dubai's property market rests on a mature regulatory framework administered by the Dubai Land Department, the Real Estate Regulatory Agency (RERA) and the Rental Dispute Center. Every transaction, from reserving an off-plan unit to registering a title deed, carries its own procedures, time limits and conditions of validity. In an environment of such precision, early legal advice is the least costly course, and the safest.
We act for individual investors, developers, owners, tenants and contractors alike: guiding the off-plan purchaser from review of the sale and purchase agreement before signature through to claims for delayed handover or a stalled project; assisting landlords and tenants in their tenancy disputes; and conducting construction and contractor disputes with all their intricate technical claims.
We attend equally to the preventive side of the practice, the work that avoids the dispute altogether: legal due diligence on title, mortgages and encumbrances before purchase; drafting property contracts and brokerage agreements with the precision that preserves rights and defines obligations; and ordering the affairs of jointly owned property between owners and management companies.
What We Do
- Off-plan purchase disputes: delayed-handover claims, breaches of unit specifications, and the consequences of cancelled projects for purchasers' rights.
- Drafting, reviewing and negotiating sale and purchase agreements (SPAs) before signature.
- Representing landlords and tenants before Dubai's Rental Dispute Center: eviction claims, rent determination, renewals and increases.
- Construction and contractor disputes: delay, defective works, payment certificates and bank guarantees.
- Jointly owned property matters: community rules, service charges, and the relationship between owners and facilities-management companies.
- Brokerage agreements, brokers' commissions, and the disputes that arise from them.
- Full legal due diligence on title deeds, mortgages and encumbrances before any property transaction completes.
- Conducting related procedures before the Dubai Land Department and RERA.
- Structuring property investment, and drafting development, long-term lease, musataha and usufruct arrangements.
Our Approach
We begin where legal work ought to begin: with the text and the record. We read the contract clause by clause, and review the property register, the escrow account and the correspondence file, before forming a view or setting a strategy. Where litigation is the stronger course, we say so plainly; where settlement or negotiation serves the client better, we say that with the same candour, for with us, the assessment always precedes any promise of outcome.
And because Dubai's property market brings together local and international parties, we work in Arabic and English to the same standard of precision: pleadings, contracts and correspondence that lose nothing of their meaning between the two languages.
